Get to know a Sarasota Florida real estate Realtor® you feel you can trust. As a Sarasot Realtor® experienced in new construction and resale homes, I can act as your Buyers Agent and advise you on:
- the merits of buying a new versus an existing home
- various builder's strengths and weaknesses
- how certain home upgrades affect future home value
- the most economical way to finance your home
and help you through the many steps to closing without undue stress. Don't be misled. An experienced Realtor will save you time, money and grief.
Knowing how much to offer for Sarasota real estate is one of the most difficult parts of buying a home. Ask your Buyers Agent for a list of recently sold properties of comparable size, location and amenities so you can compare selling prices. Then you'll know whether this property in the Sarasota - Bradenton - Siesta key market is realistically priced.
If a home has been on the market a while, the owner may accept a below-market offer. But, if it is very desirable, the seller may just reject your offer wasting everyone's time. A Buyers Agent can give you good advice on the price to offer.
Don't comment on the home's really attractive features in the presence of the owner or listing agent. Be polite, but don't tip your hand about how much you love the home. It will work against you in negotiating a price.
Sarasota is a very much "in demand" area. Property prices, while still attractive, have been going up consistently. Properties like the ones you saw last year are probably more expensive now. If you want a home in the Sarasota, Bradenton, Siesta key, Longboat Key area of Florida, buy it NOW.
Don't assume your credit is spotless. Ask your lender to pull your credit report. It may contain errors or unpaid balances that need to be addressed.
Shop for a lender before you shop for a home. Get pre-qualified (preferably pre-approved). Pre-approval is powerful leverage
during price negotiation.
Between pre-qualification and closing, consult you lender before any major purchase. Credit purchases affect your qualification
for a mortgage, even after you've been approved.
Be careful from whom you take advice on Sarasota real estate properties. Don't count on Uncle Bob. And, Sarasota Florida home builder's salesmen and the seller's Realtor® won't
necessarily tell you everything. Your Sarasota real estate Buyer's Agent, on the other hand, is required by law to tell you everything he or she knows that could affect
the value of the home.
On resale homes, get a Professional Home Inspection so the Seller, not you, pays to correct any problems. I strongly encourage home buyers to schedule a professional property inspector to see beyond the “cosmetics”. A full property inspection will include the structure, the roof, exterior and all major warranted systems (plumbing, electrical, air-conditioning etc). I will help you select a competent home inspector.
Buy a Sarasota Florida home you can really afford. There are tax advantages to
owning a home, but there are also on-going expenses (decorating, lawn care, utilities, etc) that you may forget in the excitement.
Buying a new home from a Builder ? Many people prefer to buy a new construction home. Some people believe that builders will take a lower price for a home if you deal directly with them without a Realtor®. That is just not true. Home builders charge the same price whether you're represented by a Sarasota real estate agent or not. Most builders actually prefer having a
real estate professional to deal with instead of you alone because the Realtor does some of their work for them. There are good and bad builders in Sarasota County. I know which are the best. Let me assist you if a new construction home is your desire.
